Bloomsdale Excavating performed site clearing and grading for this 75-acre residential subdivision. The contract was a guaranteed amount contract regardless of how much rock was encountered on site. Bloomsdale assisted the owner and his engineer to determine the variation in the swell factor associated with the rock excavation in order to balance the site. The engineers did not know how much the rock would swell on this project. The owner requested that Bloomsdale take the lead in ensuring the site stayed in balance. Bloomsdale did weekly progress topos to calculate the swell factor associated with the rock excavation and worked with the owner and engineer to adjust the site grades to avoid any importing or exporting of material. The schedule was very important to the owner due to his contractual obligation to the end user to deliver finished lots by a certain date. The project was completed ahead of schedule and within the owner’s budget.
